Common questions

Does rent show up in our accounts automatically?
Yes. Rent invoices post to the tenant's receivable and to rental income, receipts post to the bank, and deposits sit in a liability account until they are applied or refunded at move-out. Each property can carry its own cost centre, so its income and maintenance costs come together in the property profit and loss report.
How is VAT handled on rent and unit sales?
Each charge has its own tax setting. By default residential rent and unit sales are exempt and commercial rent, service charges and fees carry your standard VAT rate. For companies in Saudi Arabia, exempt lines carry the ZATCA exemption code and every invoice prints the ZATCA QR code.
Are Real Estate invoices mixed with our sales invoices?
No. Real Estate invoices and receipts have their own number series and screens and do not appear in the Sales invoice list, while still feeding the same customer statements, VAT reports and ledger.
Can we manage properties on behalf of other landlords?
Yes. Assign the landlord to the property and the rent you collect is held as that owner's funds, not your income. Your management commission — a percentage of rent collected or invoiced, or a fixed monthly fee — is invoiced to the landlord with VAT and taken from those funds, owner-borne maintenance is deducted, and each landlord gets a statement and payouts from your bank.
Is there a tenant self-service portal?
Yes. You invite each tenant from their record; they set their own password and can see their lease and rent schedule, open and print their invoices (with the ZATCA QR for companies in Saudi Arabia), see their payments and balance, send maintenance requests and follow them, and give move-out notice — in Arabic, English or Urdu. Each tenant sees only their own records.
